A variety of options are being developed which shall create a mix of available sites to occupy on a pre let basis. The park is able to cater for a wide range of potential occupiers that require B1 (Business) type properties. The masterplan gives an indication of how buildings may be developed but this layout is by no means prescriptive. Individual buildings could be bigger or smaller. Where a plot was developed for a single building the likelihood is that the total accommodation area realised could be larger than the totals suggested below. Sites allocated for commercial use developments include;
Site 1: A site of 2.39 acres to include two adjoining curved units totaling approximately 62,500 sq ft (19,050 sq m) in a prime position juxtaposing the ‘Spirit of Enterprise’ sculpture and fronting both the A1307 and the A1017 with wider views extending over open countryside. Site 2: A site allocated for a single commercial unit of approximately 44,000 sq ft (4,087 sq m) within 1.68 acres fronting the A1307 with predominantly uninterrupted views of open countryside and farmland while being set within landscaped grounds.
Sites 1 & 2: These sites could be combined to offer the possibility of an Iconic Headquarters complex at the gateway to Haverhill of over 100,000 sq ft.
Site 3: A 4.22 acre site set within the heart of the park with an allocation for three commercial units totaling approximately 110,000 sq ft (10,219 sq m). All three will be set within high quality landscaped grounds combining a mix of hard and soft, informal and formal planting arrangements with one unit facing the newly created lake and adjoining pathways. All three units will have easy access to the parks facilities including the crèche and the pub / restaurant.
Site 4: A 8.8 acre site with a plans to develop 6 similar sized pods totaling approximately 230,000 sq ft (21,367 sq m) for positioned either side of a central thoroughfare.
Total : Approx 446,500 sq ft (136,093 sq m)
Site Security:
Onsite security, as is the case with other such developments, will be a factor in the development of the park with thought put towards the best way in which to ensure businesses and their staff are safe.
